What is the Greater Albuquerque Housing Partnership (GAHP)?

The Greater Albuquerque Housing Partnership (GAHP) is a 501 (c)(3) non-profit Community Housing Development Organization and a HUD approved Housing Counseling and Homebuyer Education Agency. GAHP’s primary work is to develop quality affordable housing opportunities for first-time homebuyers with limited resources.  Since its incorporation in 1993 the GAHP has sponsored and/or developed four-hundred and fifty-eight (458) affordable rental and home ownership units. We focused our efforts in Trumbull/La Mesa, Santa Barbara/Martineztown and Barelas neighborhoods building new homes on vacant lots in these existing neighborhoods. The GAHP works in these neighborhoods in order to provide homeownership opportunities where little new construction of single-family homes has occurred in recent years.

How does the GAHP program work?

  • We build homes in Albuquerque’s older neighborhoods.
  • We offer first time homebuyer families, within the income levels specified by the U.S. Dept. of Housing and Urban Development (HUD), financial assistance to help purchase one of our new affordable homes.
  • We provide families financial assistance based on their income and financial need.  The financial assistance is provided as a soft second mortgage; as long as the purchaser of the home owns the home they never have to repay the mortgage.  It is only upon the sale of their home to someone above the income guidelines that the soft second mortgages would have to be repaid.
  • We are a HUD certified Home Ownership Counseling and Education Organization and offer first time homebuyers home ownership counseling and home ownership education classes to assist them in qualifying for low interest rate products.
Do I have to buy a GAHP home in order to receive GAHP services?

No. GAHP is a HUD Certified Counseling and Education Agency and we provide home ownership counseling and education classes to anyone who has an interest in buying a home whether it is with GAHP or anywhere else.

Is there a fee for GAHP services?

Yes. GAHP charges $19.90 for a credit report for one person, and $39.80 for a couple to pull an In-file Credit Report from all three credit reporting agencies: Equifax, Experian and Trans Union. We are able to provide you with a copy of your credit report along with your FICO scores, and your FICO score is not affected.

We work with you from the very beginning to get you mortgage ready. If you have issues with your credit, paying down debts, putting together a realistic household budget, saving for emergencies, or saving for a home down payment, GAHP’s Home Ownership Counselor will work with you till you are mortgage ready. Our goal is to get you into a home!

What do I need to get started?

GAHP will need verifiable income i.e., copies of paycheck stubs for the last 90 days, award letter if you are receiving Social Security or Social Security Disability, two years of the most recent signed tax returns along with W-2’s.
