INFORMATION FOR CONSUMERS

 

• We build homes in Albuquerque’s older neighborhoods.
   
• We offer first-time homebuyer families, within the income levels specified on our flyers, financial assistance to help them purchase one of our new homes.
   
• We provide families financial assistance based on their income and financial need. The assistance can go as high as $25,000 and normally ranges between $15,000 to $20,000.
   
• The financial assistance is provided as a soft second mortgage. So as long as the purchaser of the home owns the home they never have to repay the mortgage. It is only upon the sale of their home to someone above the income guidelines that the soft second mortgages would have to be repaid.
   
• Our program only requires a 1% down payment from the homebuyer.
   
• We are a HUD certified Home Ownership Counseling and Education Organization and offer first time homebuyers home ownership counseling and home ownership education classes to assist them in qualifying for low interest rate products.

The financial assistance we provide is used to cover down payment requirements above our 1% down payment requirement, closing costs, and to considerably reduce the amount of the first mortgage.
