CASA FELIZ: Opening 2017

CASA FELIZ is the next phase of a larger neighborhood revitalization effort within the Trumbull neighborhood of Albuquerque's International District. The 85-unit scattered site development is focused on transforming the vacant lots in the area surrounding PLAZA FELIZ. These new homes will contribute to a desirable and vibrant urban living experience within this diverse and important Albuquerque community.

The project will compliment and leverage the existing 68-unit Plaza Feliz project that was developed by GAHP in 2012. There will be eleven (11) buildings located on nine (9) separate lots which totals 5.28 acres, just 0.25 miles south of the Central Avenue Corridor, 0.25 miles east of Louisiana Boulevard and 0.75 miles west of Wyoming Boulevard. This multi-family development will be 100% affordable for all residents. Twenty percent (20%) of the units will reserved for households with special needs and at least ten percent ( 10%) of the total units in the project will be rent restricted at 30 percent of area median income.
The overall site concept is influenced by traditional "urban village" patterns, where homes face the street with private front porches at all levels and are grouped together for sociability and security. All dwelling units face either Espanola Street or San Pablo Street and are arranged as urban row buildings, served by open stairways designed to allow in natural light and air. Resident off-street parking is secured by personally controlled, private gates, so residents and staff can easily monitor the well-lit common areas and parking. The two-story building height and pattern of front porches maintain a human scale. The construction will achieve LEED Certification using locally produced materials and producing a minimal level of construction waste. There will be washer/dryers in every unit.

As a high density urban infill site, CASA FELIZ already has existing infrastructure available to the site. Located a quarter mile south of a designated major transit corridor, the scattered site locations provide easy access to public transit, goods and services, jobs, health care and social services desired and needed by our tenants. The proposed site locations are also near the Cesar Chavez Park and Community Center. CASA FELIZ will also offer appropriate space reserved for the delivery of counseling services to the Special Needs residents. Quarterly Financial Literacy Training will also be offered on-site, at no cost to all residents.
